Commercial air conditioning is now used in almost all commercial properties, ranging from small stores and restaurants to large public spaces and office buildings. Every commercial building has unique characteristics which require varying types and applications of different commercial A/C systems. There are almost an infinite number of configurations, but the main types of commercial air conditioning systems currently being used in the Northeast are single zone & multi zone VRF split systems, packaged roof top units and chilled water fan coils.

Single Zone Split Systems

Single zone split systems are becoming one of the most popular types of commercial HVAC systems due to affordability and ease of installation in most small commercial buildings. These systems are ideal for heating and cooling of commercial buildings with small offices, shops, server rooms, machine rooms, restaurants and repurposed spaces. Single zone split systems are the ideal solution when looking for a low-cost A/C solution for commercial HVAC in small spaces.  The main disadvantage of single zone split systems is that each indoor unit needs an outdoor unit. If multiple systems are needed then a multi zone split system may be a more practical form of commercial air conditioning.

Multi Zone Split Systems

Multi zone split systems are similar to single zone split systems in most of the features. However, multi zone split systems are capable of feeding multiple indoor units with one outdoor unit.  Through the use of VRF technology the compressors in these systems are able to provide variable refrigerant flow to indoor units allowing indoor units to operate independently while also reducing energy consumption. Multi zone split systems are also capable of providing simultaneous heating and cooling for commercial air conditioning and heating.  The independent operation and simultaneous heating and cooling capabilities make multi zone VRF split systems the ideal solution for office space comfort in commercial buildings. 

Fan Coils Units (FCU)

Fan coil units are used to provide Commercial heating and cooling to space. Ventilation air is supplied by a particular outside air system that pumps outside air directly into the room or to the return ductwork in a ducted system. A fan coil unit holds an interior fan, heating and cooling coil. For air conditioning, cold water from is pumped from the building chiller plant though the coil where it cools the passing air. For heating, hot water from is pumped from the building boiler plant though the coil where it heats the passing air.

Packaged Rooftop Units (RTU’S)

Packaged rooftop units (RTU’S) are large HVAC systems that are placed on rooftops of commercial buildings in order to condition the temperature of a large space. RTU’s typically consist of a blower motor, filter racks, dampers, gas heating section and an air conditioning condenser/evaporator.  Rooftop units provide heating, cooling and ventilation through a series of ductwork below the roof line on the interior of the building.  Rooftop units are generally installed during original commercial building construction and are not typically added later.
