WHAT IS A COMMERCIAL HVAC PREVENTATIVE MAINTENANCE CONTRACT?
The easiest and most effective way to ensure your commercial HVAC or refrigeration system will continue to function at an optimal level is to enter into a commercial HVAC maintenance contract with National Mechanical Services, Inc. With this agreement, you’ll receive regular visits from on of our HVAC technicians who will perform all the maintenance and inspection as well as recommend repairs needed to keep your equipment safe and reliable.
A commercial HVAC maintenance contract is a contract between National Mechanical Services, Inc. (NMS) and the owner of a commercial HVAC or refrigeration system. According to this agreement, NMS is required to perform preventive maintenance on the HVAC system in your office, building, warehouse or other specified locations at regular intervals in exchange for a payment. The contract specifies the equipment and tasks to be performed by NMS as well as payment terms and conditions.

The services provided with a commercial HVAC maintenance contract may vary depending on the type of HVAC equipment being serviced. However, there are certain services that are performed for almost every commercial HVAC maintenance agreement, such as:
REPLACING THE AIR FILTER
The air filter in your commercial HVAC system prevents dirt and dust from being distributed through your office or building, creating a healthier environment for your employees and customers. However, over time these filters can become clogged and decrease airflow through the system. Clogged filters can cause a variety of issues including creating an uncomfortable and unhealthier environment as well as higher energy bills. More serious issues such as cracked heat exchangers can also be caused by restricted airflow. Cracks or holes in a heat exchanger are a potentially dangerous situation which could cause carbon monoxide to enter the building. During a preventative maintenance visit, our HVAC technician will check the air filter in your commercial HVAC unit and replace it.
REPLACING THE BELT
The belt in your commercial HVAC controls the fan speed through a pulley system connected to the fan motor. However, over time these belts can become worn and decrease airflow through the system. Worn belts can cause a variety of issues such as reduced air flow or no airflow at all when total failure occurs. Worn or broken belts can cause damage to more expensive parts of the system such as the drive motor and heat exchanger. During a preventative maintenance visit, our HVAC technician will check the belt in your commercial HVAC unit and replace it if necessary.
LUBRICATE COMPONENTS
The mechanical components such as gears, bearings, and motors are in constant motion when your commercial HVAC system is operating. Proper lubrication is essential to prevent friction and ensure your equipment is working smoothly. Failure to properly lubricate these parts can lead to premature failure of essential parts in you HVAC system. Lubricating these components is a service that our HVAC technician will perform during a maintenance visit.
CLEANING THE EVAPORATOR AND CONDENSER COILS
The evaporator coil and condenser coils are used by your system to transfer heat from one location to another. Over time, as coils become dirty, they become less effective in transferring heat. This will reduce your HVAC system’s ability to heat or cool your space. Condenser coils are typically the outdoor portion of the system making them especially prone to pollen build-up and other dirt. Evaporator coils are typically protected with an air filter which prevents dirt build-up on the coil. However, failure to perform preventative maintenance can cause evaporator coils to become plugged with dirt as well. As part of the commercial HVAC maintenance contract, our HVAC technician will thoroughly clean your condenser coils as well as inspect and clean your evaporator coils as needed.
CHECK FOR REFRIGERANT LEAKS
An HVAC system uses refrigerant to transfer heat. Over time, there are many factors that can cause your system to leak refrigerant. Besides making your equipment less effective in cooling your office, refrigerant leaks can also be a safety and environmental hazard. Refrigerants are regulated by the EPA and should only be handled by EPA certified technicians. Our EPA Certified HVAC technician will check refrigerant pressures and inspect the refrigerant circuits to determine if your system is leaking refrigerant. If our technician determines that refrigerant leaks are present, they’ll recommend appropriate actions.
INSPECT/TIGHTEN ELECTRICAL COMPONENTS
Poor electrical connections not only affect your commercial HVAC system’s ability to function properly, they also increase the risk of fire. Loose connections can cause a variety of issues with an HVAC system including premature failure of expensive HVAC components. While performing our commercial HVAC maintenance contracts, our HVAC technician will inspect, tighten and repair all the electrical connections and components in your system to prevent short circuits, electric shock, and the possibility of fire.
PERFORM A THOROUGH INSPECTION
While some HVAC issues are obvious, others may be more difficult to detect. These issues may not have a significant impact on the performance of your air-conditioner, but over time they can develop into major issues. Other than doing all the specified maintenance procedures, our HVAC technician will also conduct a thorough diagnosis on your commercial HVAC system. Our HVAC technician will provide a detailed report stating all services performed during the preventative maintenance as will as any issues found during the maintenance. Arrangements can then be made to address potential problems and fix them before they grow into major problems that require costly repairs.
